Retirement Living Leader FV Services, INC. Announces $201 Million Expansion

It has been more than 40 years in the making, and newly formed FV Services, INC., the parent organization for the Friendship Villages of St. Louis, a recognized leader in retirement living, believes it will be well worth the wait: A $201 million vision to invigorate a new era of faith-based senior living services for St. Louis area residents.

The $201 million expansion project has already been approved by the Planning and Zoning Commissions of the cities of Chesterfield and Sunset Hills, along with approval by the FV Services, INC. Board of Directors.

At the core of this new commitment is the construction of additional Senior Living Apartments, expanded Assisted Living and all-new Skilled Nursing buildings, complete with rehabilitation clinics, therapy gyms and fitness classrooms.

The financial pledge is unprecedented, surpassing recent one-time investments by other not-for-profit, senior services organizations. But the people behind this vision – led by an experienced Board of Directors, FV Services Board President Lydia Seibert and newly appointed President and CEO Terry Walsh – believe the return will be immeasurable.

Enhanced Well-Being Through Expanded Facilities

The project will bring a variety of buildings and amenities, including outdoor spaces, beautiful courtyards, activity kitchens, salons, horseshoe courts — even an ice cream parlor and a new, larger chapel on both campuses.

“The vision for our Villages is to provide exceptional offerings in all aspects of senior services,” said FV Services, INC. President and CEO Terry Walsh. “Seniors want to live life fully and have welcoming access to certain amenities, broad wellness options and, when the need arises, to have private rooms in skilled care, so it remains important for us to continue to offer the best of these services.”

New construction across all levels of care will include:

On Chesterfield’s 36-acre campus:

Rockhurst Building - New Senior Living Apartment Homes, Opening Summer 2020 at Friendship Village Chesterfield.

  • New Senior Living four-story building named “The Rockhurst,” connected to the existing campus with two courtyards and views of nearby Faust Park. Its 52 apartments will range from 858 sq. ft. to 1,613 sq. ft.
  • New Assisted Living (AL) building, named “Fountain View Assisted Living” at Friendship Village Chesterfield, with 33 one-bedroom and 6 two-bedroom AL apartment homes and a 15-unit memory care neighborhood.
  • New “Village Care Center” Skilled Nursing building with 90 beds (74 private rooms, 8 semi-private rooms), a state-of-the-art rehabilitation clinic and therapy gym.
  • A new chapel connected to both AL and Skilled Nursing buildings.
  • A new 24,000 sq. ft. clubhouse lobby with expanded dining and featuring a library, ice cream parlor, business center and centralized mailroom.
  • Expanded wellness space in the “Trillium Center” with centralized creative arts, fitness classroom, wellness gym, clinic, therapy gym, beauty salon, game room, outdoor patio, bocce ball court and horseshoe courts.

On Sunset Hills’ 52-acre campus:

Devonshire Building - New Senior Living Apartment Homes and Sky Bridge to New Village Care Center, Opening Summer 2020 at Friendship Village Sunset Hills.

  • New Senior Living four-story building named “The Devonshire,” including 76 apartments ranging from 858 sq. ft. to 1,613 sq. ft. A total of 18 new duplex villas already under construction that are 100% sold.
  • “Fountain View Assisted Living” building expanded to include additional memory care apartments to total 15 with a private courtyard.
  • A new chapel connected to both AL and Skilled Nursing buildings.
  • All-new “Village Care Center” Skilled Nursing building with 144 beds (120 private rooms, 24 semi-private rooms) providing state-of-the-art rehabilitation.

“We are pleased that the St. Louis market has responded enthusiastically to our vision,” said Walsh. “With our 3 year-long waiting list for our current apartments, 70% of the planned new Independent Living apartments on each campus are already reserved.”

Walsh and the Board of Directors saw the opportunity to take a leap of faith. By joining their communities in Chesterfield and Sunset Hills under one internally managed company, FV Services, INC. has been able to add to their umbrella of care for more seniors within the greater St. Louis metro area.

In the development process, FV Services, INC. tapped industry leaders, including Sawgrass Partners (Glenview, IL) for development advisory services, Gray Design Group for architectural and interior design, Paric Corporation for construction services, Civil Engineering Design Consultants for civil engineering services and Cain Brothers for investment banking services, among others.

Our new organizational structure is well-suited to leverage its market presence to better accommodate the growing number of seniors who want to call Friendship Village home.”
